The Home Transition Assessment is a practical first step for families preparing a home for sale, downsizing or a later-life move.

It is designed for situations where the family knows something needs to happen, but the home is not yet ready for estate agent photographs, viewings, removals, clearance, auctioneers or moving day.

The assessment helps identify what needs to happen, in what order, and which practical services may be needed next.

This assessment is suitable if:

  • you are thinking about downsizing but do not know where to begin
  • your parent or relative may need to move
  • a long-held family home needs preparing for sale
  • the property is not ready for photographs or viewings
  • there are too many belongings to manage alone
  • adult children live far away or have limited time
  • the family is unsure what should be kept, sold, donated, cleared or prepared
  • you need a clear plan before speaking to removals, clearance firms, auctioneers or estate agents

What the assessment includes

1. Introductory call

Before the visit, we have a short call to understand the situation, location, timescale and main concerns.

2. Home visit

The visit usually lasts 2–3 hours.

During the visit, we walk through the key areas of the home and discuss practical priorities, blockers and next steps.

This may include:

✓ furniture that may need selling, donating or removing

✓ paperwork and document areas

✓ preparation needed before sale or photography

✓ possible auction, charity, clearance or removals needs

3. Written Home Transition Action Plan

After the visit, you receive a written action plan.

This includes:

✓ summary of the current situation

✓ main blockers and priorities

✓ recommended order of action

✓ suggested next steps

✓ likely services you may need

✓ 30-day action plan

✓ questions to ask estate agents, removals firms, auctioneers or clearance companies

Available for the first 3 clients.

Standard price: £495

Payment is required in advance to secure the appointment.

Further project support may be available after the assessment, if suitable. There is no obligation to continue.

Important boundaries

The Home Transition Assessment is a planning and organisation service.

It is not a cleaning, removals, heavy lifting, legal, financial, property valuation or antique valuation service.

Where specialist services are needed, the action plan will identify the type of professional you may need to contact.

What happens next?

Some families only need the assessment and action plan.

Others may want further practical coordination support.

If suitable, we can discuss additional project support after the assessment. This may include helping coordinate removals, clearance, auction options, charity collections, preparation for sale or other practical next steps.

There is no obligation to continue after the assessment.
